Who we are

Landlord Made EZ, LLC ("Landlord Made EZ," "we," "us"), an Oregon company, operates llmez.co and the associated web application (the "Service"), which helps small landlords and property managers handle rental applications, screening, leases, rent payments, maintenance, messaging, and related tasks. This Privacy Policy explains what personal information we collect, how we use it, and the choices you have. It applies to landlords, property managers, tenants and applicants, and vendors who use the Service.

For account and marketing data we act as a controller. For the property and tenancy data a landlord enters about their applicants and tenants, we act as a service provider and process that data on the landlord's behalf and instructions.

Information we collect

  • Account & profile data: name, email, phone, password, company or role, and billing contact.
  • Property & tenancy data entered by landlords: unit and property details, lease terms, applicant and tenant names and contact information, occupancy and payment history, notes, and uploaded documents. Much of this is information a landlord provides about a third party (an applicant or tenant); we process it on the landlord's instructions.
  • Rental application & screening data: application responses and, where screening is ordered, background or credit results returned by our third-party screening provider. We facilitate screening through a third-party consumer reporting agency; the report is generated and governed by that agency and applicable law, including the Fair Credit Reporting Act (FCRA).
  • Payment information: rent and fee payments are processed by Stripe. We do not collect or store full card or bank-account numbers on our servers; Stripe handles that information under its own terms. We retain payment metadata such as amounts, dates, status, and card last-four.
  • SMS & mobile numbers: mobile phone numbers and opt-in / opt-out status used to send transactional text notifications via Twilio.
  • Messages & content: two-way messages, maintenance requests, and documents you create or upload.
  • Usage, device & log data: IP address, browser and device type, pages viewed, timestamps, and cookies or similar technologies.

How we use information

We use information to provide and operate the Service; create and manage accounts; process rental applications and facilitate screening; draft leases and enable e-signature; facilitate rent and fee payments; send transactional notifications (including SMS and email); respond to support requests; maintain security and prevent fraud; comply with law; and improve the Service. We do not use tenant data entered by landlords for our own independent marketing.

How we share information

We share information with service providers who perform functions on our behalf under contract, including cloud hosting and database infrastructure; Stripe (payment processing); DocuSign (e-signature); our third-party tenant-screening provider; Twilio (SMS delivery); and our email provider. We also share information as needed to comply with law, enforce our Terms, or in connection with a business transfer, and as directed by you (for example, a landlord and their tenant share access to the same lease and maintenance records).

We do not sell your personal information, and we do not share it for cross-context behavioral advertising.

Mobile phone numbers and SMS consent (opt-in) data are not shared or sold to third parties or affiliates for their marketing or promotional purposes. We share mobile numbers only with our SMS provider (Twilio) as needed to deliver the messages you have requested.

Data retention

We retain information for as long as an account is active and as needed to provide the Service, then for a reasonable period to meet legal, tax, accounting, and dispute-resolution obligations, after which we delete or de-identify it. Landlords control the retention of tenancy records within their account.

Security

We use administrative, technical, and physical safeguards designed to protect personal information, including encryption in transit, access controls, and reputable infrastructure providers. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

Your rights and choices

Depending on where you live, you may have rights to access, correct, delete, or receive a copy of your personal information. To exercise these rights, contact us using the details below. California residents (under the CCPA/CPRA) have the right to know, delete, and correct their information and to limit the use of sensitive personal information; because we do not sell or share personal information for cross-context behavioral advertising, no opt-out of sale is needed. We will not discriminate against you for exercising these rights. Requests about data a landlord entered about you may be directed to that landlord, who controls it.

Children's privacy

The Service is not directed to children. It is intended for users 18 and older, and we do not knowingly collect personal information from anyone under 13. If we learn we have collected such information, we will delete it.

International users

The Service is operated in the United States and intended for US users. If you access it from outside the US, you understand your information will be processed in the United States.

Changes to this policy

We may update this Policy from time to time. We will post the updated version with a new "Last updated" date and, for material changes, provide additional notice.
